How land titling works.

Whether you want to apply for government land, buy from someone, or just confirm a title is real before you pay, this page walks you through every step in plain language.

Section 01 · Apply

Apply for government land.

Five online steps, fully traceable. Most applications close within two weeks.

01 Browse

Open projects in your state, with location, area, and fees.

02 Documents

ID, residency, address. Listed on the project page.

03 Submit

Multi-step form. Drafts auto-save until you finish.

04 Application fee

Pay through the portal. Receipt emailed instantly.

05 Review

Status updates live in your dashboard.

Never pay cash to anyone. Every legitimate fee runs through the portal. Cash requests to "process" or "speed up" your application are fraud.
Section 02 · Allocation

What arrives after approval.

Three things, all linked to your land record forever.

Land reference number · Share freely
Land reference number
SL-LG-2025-0381-A

Anyone can use this to confirm your land is registered. Safe to share with banks, buyers, lawyers, or surveyors.

Ownership code · Keep private
Ownership code
••••••••••••••

Needed any time you sell or transfer your land. Never share this with anyone, the same way you protect your bank PIN. Do not write it on paper or send it by phone.

Certificate · Official
Allocation document
PDF · signed · downloadable

Available from your dashboard at any time. Annual ground rent receipts file under the same record.

Keep your ownership code safe. Anyone who has it can transfer your land to another person. Protect it the same way you protect your bank PIN. If it is ever lost or stolen, contact the registry immediately.
Section 03 · Verify

Verify any land in five minutes.

Enter the land reference number and receive an official report. You also get the GPS location and boundary of the land, so you can drive there yourself and confirm it is exactly what you were shown.

You enter The land reference number from the seller

If the seller cannot provide this number, do not proceed.
You receive An official report sent to your email, within minutes

Walk away from any red flag. If the owner name does not match who you are dealing with, or the report shows disputes or a bank charge on the land, do not go ahead. The report fee is a small price compared to losing money on a bad land deal.
Section 04 · Transfer

Both parties must sign.

No transfer goes through until the current owner personally confirms they agree through the portal. This makes it impossible for anyone to transfer your land without your knowledge.

New owner
Receives ownership of the land
01 Verify first

Run a verification before you commit a single naira.

02 Buyer requests

Submit the transfer with seller details and supporting documents.

03 Seller approves

The current owner logs into the portal and confirms they agree to the sale. Without this, no transfer can proceed.

04 Government review

Transfer fees are paid online. You can track the status at any time from your dashboard.

05 Ownership updated

The registry is updated. The new owner can now access and manage the land from their own account.
